Every product I use is EPA-registered and applied exactly per its label, which sets the re-entry interval — typically once treated areas are dry, about 30 to 60 minutes. I'll tell you the specific interval for what I applied before I leave, and I leave a written record of the product, EPA registration number, and time of application. If you'd prefer an organic treatment, just ask — I offer both and I'll quote it for your property.

Most people see a real drop in mosquitoes within a day or two. Ticks take a little longer since they live in leaf litter and along the wood line, but you should notice a difference within the first couple of weeks — and it builds over the season as the population gets knocked back.

No. As long as I can get to the yard and gates are unlocked, you don't need to be there. I'll leave a notice at the door showing what was applied and the label's re-entry interval.

I don't spray in rain or heavy wind — it doesn't work and it drifts. If weather pushes your visit, I'll reschedule you for the next dry day. Once the product has dried and bonded, normal rain won't wash it off.

Monthly works well for most Cape properties and covers both ticks and mosquitoes. If you're near wetlands, heavily wooded, or you're outside constantly in July and August, the twice-monthly schedule gives noticeably stronger mosquito control.

April through October — seven monthly treatments. Ticks wake up as early as March and stay active into late fall, so the earlier we start, the further ahead of them you are. Peak tick danger on the Cape is late May through July. I can also add a November treatment for $95, or prepay the full eight-treatment season for $684 — adult deer ticks stay active on any day above about 40°F, so a late-fall treatment is worth it if you're outdoors, hunting, or have dogs in the yard through the fall.

The full perimeter of the property and around the outside of the house — including under decks and porches — plus the harborage spots where ticks actually live: brush piles, wood lines, stone walls, and dense ground cover. I walk the property first and treat the areas that are actually a problem rather than blanket-spraying everything. Lawn treatment for fleas is available as an add-on. I avoid blooming flowers to protect pollinators, and I'll point out anything you could change on your own — a woodpile against the house, leaf litter along a wall — that would cut the tick pressure without any chemical at all.

The listed prices cover most properties up to about a half acre. Bigger lots, heavily wooded parcels, and properties with a lot of stone wall, brush, or wetland edge take more time and more material, so those get quoted on site. It's still a free estimate — I'd rather walk the property and give you an honest number than guess and have either of us feel shorted.

No. There's a simple service agreement so we're both clear on what's being treated and what it costs — but it includes a cancel-at-any-time clause. If you want to stop, just tell me and we're done, no fees and no runaround. You can pay per treatment or prepay the season for a discount, whichever suits you.
